NAIOS  is a national organization centered around the importance of retaining heavier industrial land uses as they are the critical to the rapid growth of supply chain and infrastructure needs throughout the United States. 

Heavier Industrial zoning, which permits industrial outdoor storage uses, often faces extensive criticism from municipalities even if the uses are permitted by right within the local zoning ordinance. NAIOS was established with the purpose of supporting those navigating the industry as well as further institutionalizing the rapidly growing asset class.

Industrial Outdoor Storage (IOS) or Industrial Service Facilities (ISF) are properties that feature a significant outdoor storage component, along with in-place zoning that allows for a wide range of heavier industrial uses. The outside storage portion of the property is typically used to store equipment, vehicles, bulk materials, or finished goods and is usually secured with fencing and site lighting.

This product type covers a wide range of supply chain components, including business-to-business operations and niche components of the business-to-consumer flow, such as final touch and last-mile flows of e-commerce goods, rather than traditional big-box distribution centers.

Congestion at the largest ports in the U.S. have evolved into a more widespread condition as supply chain diversification is increasingly sought out through various major ports.
